Keeseville The Village of Keeseville is building on the past to ensure its future.
The Old Stone Mill building, which lies adjacent to the rushing waters of the Ausable River, will be transformed into contemporary space suitable for a professional or commercial tenant.
The project, which is spearheaded by the Adirondack Architectural Heritage group (AARCH) has been awarded a $630,000 grant which will be used to restore the historic structure.
According to Steven Engelhart, Executive Director of AARCH, the plans include 15,000 square feet of space with incredible vistas up and down the river.
“We think our location, in the heart of the Adirondacks and with easy access to Plattsburgh, Burlington, and downstate, could be an ideal work setting for the discriminating professional, corporate, or commercial entity.” Engelhart said.
The non-profit executive has recruited a well-known commercial realty firm to help with the project.
CDC Real Estate, Inc., has agreed to work with AARCH to promote the historic building.
“The village of Keeseville is on the rebound.” Mark L Barie, founder and President of CDC, said. “The Old Stone Mill project has the potential to be the centerpiece of the community’s revival.”
There are other signs of progress in the village. A Farmer’s market was recently started and at its first session attracted a number of vendors, recommended by the recently formed Revitalization Committee.
Just across the river, a group of historic buildings are being renovated as a mixed- use commercial and residential complex.
Over $700,000 of state and federal tax credits are available to investors because of the mill’s historic significance. After a brief leasing period, AARCH intends to sell the facility.
AARCH has retained both a construction manager and an architect. They will tailor their renovations to the needs of a new owner.
“This is a dream come true for a sharp investor,” Engelhart said.
